Service Overview

What power flushing does to a central heating system

Steel radiators and system water react. Over years, that reaction produces magnetite: a black, magnetic iron oxide sludge that settles in the bottom of radiators, collects in the low points of pipework, coats the inside of the heat exchanger and grinds its way through pump bearings. It is the single most common reason a heating system that once worked well now heats unevenly, noisily and expensively.

Power flushing uses a pump connected into the system to move water through it at high velocity, in both directions, combined with cleaning chemicals that break the deposits loose. Radiators are treated individually so debris is driven out rather than pushed around, and the system is flushed until the water runs clear.

The job does not end with the flush. The system is refilled, dosed with the correct concentration of inhibitor to stop corrosion restarting, and, where it is not already fitted, we recommend a magnetic filter so anything that circulates in future is captured rather than collecting in the boiler.

Power flushing is most often carried out either to fix an existing symptom, such as radiators cold at the bottom, or before a new boiler goes in. In the second case it is protection: debris drawn into a new heat exchanger damages it and is a common reason for a manufacturer to reject a warranty claim.

What sludge costs while you leave it alone

Contamination is a slow, compounding fault. First the radiators lose the bottom third of their surface area, so the boiler runs longer to reach the same room temperature and your gas bill rises without any change in how you use the heating. Then flow restriction makes the pump work harder, which shortens its life and can lead to a failure in the middle of winter.

The most expensive consequence is at the boiler. Modern heat exchangers have narrow waterways, and magnetite settles in them. The result is kettling, overheating and lockouts, and eventually a heat exchanger replacement that costs a substantial part of the price of a new boiler, money spent on a repair rather than on an appliance with a fresh warranty.

The mistake with the worst outcome is fitting a new boiler onto a dirty system. Within months, debris circulates into the new heat exchanger. The boiler becomes noisy and unreliable, and when the claim goes in, the manufacturer can point at the system water and decline it. That is why a flush before installation is protection rather than an upsell.

  • Installing a new boiler on an untreated system and losing warranty cover on debris damage.
  • Draining and refilling without adding inhibitor, which restarts the corrosion immediately.

  • Assuming a magnetic filter alone will clean an already-sludged system, a filter catches what circulates, it does not clear what has settled.

In Detail

Methods, system types and what to expect

Not every dirty system needs the same treatment. This is how the options differ.

Power flush, chemical clean or filter

A chemical clean circulates cleaner through the system using the existing pump and is appropriate for lightly contaminated systems, often before a boiler change where the water is reasonable. It is cheaper and less disruptive but it will not shift heavy settled sludge.

A power flush uses a dedicated high-velocity pump with flow reversal, treating radiators individually. It is the right answer where radiators are cold at the bottom, where pumps or valves have failed repeatedly, or where the system water is visibly black. A magnetic filter is a preventative measure that catches circulating debris afterwards, valuable, but not a substitute for cleaning a system that is already dirty.

System types and their quirks

Open-vented systems draw in oxygen through the feed and expansion tank, which is why they often show heavier corrosion than sealed systems of the same age. Sealed pressurised systems corrode more slowly, but repeated pressure top-ups from an unfound leak have the same effect.

Microbore pipework blocks far more readily than standard 15mm because of the narrow bore, and needs careful treatment. Older systems with cast components, or homes with vulnerable pipework such as listed properties, are assessed individually before any high-velocity work is carried out.

What the day looks like

A typical domestic power flush is a single-day visit. Access is needed to every radiator and to the boiler, furniture may need moving away from radiators, and the heating is off while the work is carried out. Dust sheets and floor protection go down before anything is connected.

Systems that are very heavily contaminated, or that have a large number of radiators, can take longer. We tell you the expected duration when we quote rather than discovering it on the day.

Keeping the system clean afterwards

Inhibitor is what stops the corrosion process restarting, and its concentration drops every time the system is drained for other work. Any time we open a system up, the inhibitor is restored, and it is worth having the level checked at the annual service, which starts at £75 + VAT.

A magnetic filter fitted on the return captures circulating magnetite before it reaches the boiler, and cleaning it out at each service gives a clear picture of how the system is behaving year to year.

How much does power flushing cost in Nottingham?

How long does a power flush take?

Most domestic systems are done in a single day. Larger or heavily contaminated systems can take longer, and the expected duration is given when we quote.

How do I know if my system needs flushing?

Where the cause is sludge, yes, that is exactly what it addresses. Where the cause is balancing, air, a failed valve or an undersized radiator, flushing is not the answer and we will say so.

Can power flushing damage an old system?

Old, corroded systems are assessed before work starts. Where pipework is fragile, or the property needs particular care, we will advise on the safest approach rather than proceeding regardless.

How often should a system be flushed?

There is no fixed interval. A system that is kept dosed with inhibitor and has a magnetic filter cleaned at each annual service may never need flushing again. Neglected systems typically show symptoms within a decade.
