Derby sits on the other side of the county line from us but well within our normal working radius: around 18 miles by the A38. We cover the city and the residential belt around it: Littleover, Mickleover, Allestree, Chaddesden, Spondon, Alvaston, Sinfin and out towards Borrowash and Breadsall. Long Eaton and Ilkeston, both on our list, sit between us and Derby, so the route is one we drive regularly.

Common heating problems in Derby properties

Derby's housing is mostly twentieth-century, and the faults follow the era the house was built and the era the heating was last touched.

1930s semis in Littleover and Allestree

These houses were built before central heating was standard, so the system was retrofitted: often more than once. We routinely find pipework threaded under floors in whatever route was easiest at the time, with long runs, sharp bends and mixed pipe sizes that starve the far radiators of flow.

Bay windows, solid walls and generous room heights push heat loss higher than the floor area suggests. Radiators sized by eye tend to be undersized here, which shows up as a boiler that runs and runs while the room never quite gets warm. A room-by-room heat loss calculation fixes that properly.

Post-war estates in Chaddesden, Alvaston and Sinfin

A lot of this stock has had a modern combi fitted to old radiators and old pipework. It works for a while, then the sludge that was already in the system finds its way into the new heat exchanger. Cold-at-the-bottom radiators, a noisy pump and unexplained pressure loss are the giveaways.

Where the system water shows heavy magnetite, we power flush, dose with the correct concentration of inhibitor and recommend a magnetic filter. It is not an upsell, debris drawn into a new boiler is one of the most common reasons a manufacturer rejects a warranty claim.

New-build and recent estates around Mickleover

Newer Derby homes usually have sound pipework but frequently poor commissioning: radiators never balanced, flow temperatures left at factory settings, weather compensation or smart controls fitted and never configured. The system heats, but expensively and unevenly.

There is also the recurring problem of an undersized combi asked to serve two bathrooms. Where hot water flow is the real complaint, the answer may be a system boiler and cylinder rather than another combi, which we will say plainly at survey stage rather than fit what is easiest.

Winter lockouts and hot water complaints

External condensate pipes freeze in the first hard frost and lock the boiler out, usually overnight. Re-routing internally or lagging correctly removes a recurring winter call-out entirely.

Hot water that starts hot then cools, or drops away when another tap opens, is normally scale in a combi's plate heat exchanger or a failing diverter valve. Both are progressive and both are cheaper to catch at a service than after a full failure.
