A boiler service is a safety and efficiency inspection, not a wipe-down. The appliance is opened up, the combustion is analysed, the gas rate and working pressure are checked against the manufacturer's figures, the flue is tested for correct discharge, seals and the case are checked for soundness, and the components most likely to fail, fan, ignition, condensate trap, expansion vessel charge, pressure relief, are inspected and cleaned as needed.
It exists for two reasons. First, safety: a gas appliance burning incorrectly or venting badly is a carbon monoxide risk, and it is not something you can see or smell. Second, money: almost every manufacturer requires an annual service, carried out on time, for the 5, 7 or 10-year warranty to remain valid. Missing one service can cost you cover worth hundreds of pounds on a repair you have already paid to insure against.
Servicing starts at £75 + VAT, and it is the cheapest appointment we offer. If we find a fault, you are told what it is and what the repair would cost before anything else happens, we never carry on into chargeable repair work without your agreement.
Landlords can combine the service with a CP12 gas safety certificate from £85 + VAT, which covers both the legal certificate and the appliance maintenance in a single visit and a single set of paperwork.
