What an annual boiler service actually checks

A boiler service is a safety and efficiency inspection, not a wipe-down. The appliance is opened up, the combustion is analysed, the gas rate and working pressure are checked against the manufacturer's figures, the flue is tested for correct discharge, seals and the case are checked for soundness, and the components most likely to fail, fan, ignition, condensate trap, expansion vessel charge, pressure relief, are inspected and cleaned as needed.

It exists for two reasons. First, safety: a gas appliance burning incorrectly or venting badly is a carbon monoxide risk, and it is not something you can see or smell. Second, money: almost every manufacturer requires an annual service, carried out on time, for the 5, 7 or 10-year warranty to remain valid. Missing one service can cost you cover worth hundreds of pounds on a repair you have already paid to insure against.

Servicing starts at £75 + VAT, and it is the cheapest appointment we offer. If we find a fault, you are told what it is and what the repair would cost before anything else happens, we never carry on into chargeable repair work without your agreement.

Landlords can combine the service with a CP12 gas safety certificate from £85 + VAT, which covers both the legal certificate and the appliance maintenance in a single visit and a single set of paperwork.

The real cost of skipping a service

Skipping a service does not break a boiler on the day. It removes the only opportunity anyone had to spot the fault while it was still small. A blocked condensate trap, a fan bearing on its way out, an expansion vessel that has lost its charge, a heat exchanger starting to fur up, every one of these gives warning signs that a service picks up and a homeowner does not.

The financial consequence is sharper. Manufacturer warranties are conditional on annual servicing. Lose the service history and a repair that would have been free becomes a repair you pay for, on top of the £80 + VAT diagnostic visit that a breakdown requires. Two skipped £75 + VAT services can easily cost several hundred pounds within a year.

There is also a safety cost that does not show up on a bill. Incomplete combustion produces carbon monoxide, which you cannot see, smell or taste. Flue seals degrade, cases get disturbed by other trades, and vents get blocked by insulation or building work. A service is the check that confirms none of that has happened in your home.

    Step 1: Checks before opening up

    Controls, system pressure, flue route, ventilation and the area around the appliance are checked, and you are asked how the boiler has behaved over the past year.

    Step 2: Inspection

    The case comes off. Burner, heat exchanger, electrodes, fan, condensate trap, seals and expansion vessel are inspected, and the internals are cleaned where needed.

    Step 3: Gas and combustion testing

    Gas rate and working pressure are measured against the manufacturer's data and combustion is analysed with a flue gas analyser to confirm the boiler is burning correctly.

    Step 4: Safety verification

    Flue discharge, case seal integrity, safety devices and ventilation are all proven, and any gas soundness concern is investigated rather than noted and left.

    Step 5: Findings and pricing

    You are told what was found. If a repair is needed, you get the cost and the options and you decide: nothing chargeable happens without your agreement.

    Step 6: Completion and record

In Detail

Servicing detail: appliances, timings and landlord obligations

What a service covers changes with the appliance and the property. Here is how we approach each situation.

Combi, system and regular boilers

Combi boilers carry extra components that a service checks specifically: the diverter valve that switches between heating and hot water, plate heat exchanger condition where scale builds up in hard water, and hot water flow and temperature stability at the tap.

System and regular boilers are serviced alongside their cylinder and controls. That means checking the motorised valve, the cylinder thermostat, the immersion where fitted and, on unvented cylinders, the expansion vessel charge and safety valves, work that legally requires a G3 qualification, which we hold.

Manufacturer requirements and service intervals

Manufacturers specify annual servicing, measured from the installation anniversary rather than loosely 'once a year'. Drift a few months and cover can be challenged. We recommend booking the same month each year, ideally late summer or early autumn.

As a Baxi approved installer and Vaillant registered installer we service those brands to manufacturer specification, and we service other domestic gas boilers to the same standard using their published data.

Landlord servicing and CP12 certificates

Landlords have a legal duty to have gas appliances checked annually by a Gas Safe registered engineer and to provide the tenant with a record. We issue CP12 gas safety certificates from £85 + VAT alongside a service, which keeps the compliance and the maintenance in one visit.

Where the check finds a defect, the remedial work is estimated in writing before it goes ahead, so agents and landlords can approve costs properly rather than being presented with a bill after the fact.

What a service does not cover

A service is an inspection. It includes cleaning and adjustment, but not replacement parts or repair labour beyond the visit, those are quoted separately and only carried out with your agreement.

Where the fault found is a system problem rather than an appliance problem, such as sludge in radiators restricting flow, we will explain the options: a chemical clean, power flushing, or fitting a magnetic filter to stop it recurring.

How much is a boiler service in Nottingham?

Late summer or early autumn. Availability is better than in midwinter and any fault found can be sorted before the heating is under real load.

Can you service a boiler you did not install?

Yes. We service domestic gas boilers of other makes to manufacturer specification, not only the Baxi and Vaillant appliances we install.

Do you service commercial boilers?

No, we are domestic only. That covers houses, flats, landlords and letting agents across Nottinghamshire and Derbyshire.

Is a boiler service the same as a gas safety certificate?

No. A service is maintenance of the appliance; a CP12 is the legal safety record a landlord must provide to a tenant. We commonly do both in one visit, from £85 + VAT.
