Solid-wall terraces around the town centre lose heat faster than their room sizes suggest, and the radiators fitted when heating was retrofitted are commonly undersized. That produces the familiar complaint of a boiler running constantly in a room that never feels warm.

Pipework in these houses has usually been altered several times. We check pipe sizing and flow rates before quoting, because dropping a modern high-output boiler onto restricted microbore just moves the problem rather than solving it.

Sawley, Wilsthorpe and much of Long Eaton's semi-detached stock has had heating replaced once or twice, typically boiler-only. The old radiators and old system water stay, and within a year or two the new heat exchanger is picking up the magnetite that was already in circulation.

Where the system water shows heavy debris we power flush, refill with the correct dose of inhibitor, and recommend a magnetic filter. Skipping that is a common reason for a rejected warranty claim on an otherwise sound installation.

Recently built homes normally have sound pipework but are often left uncommissioned: unbalanced radiators, factory-default flow temperatures, and smart or weather-compensating controls that were fitted and never configured. The heating runs, but at a higher gas cost and with uneven room temperatures.

Another frequent issue is a combi sized for one bathroom now serving two. Where hot water performance is the real complaint, we measure the incoming mains flow and, if the mains cannot support it, recommend a system boiler with an unvented cylinder instead.

Low-lying ground near the Trent and the canal holds cold air, and boilers with external condensate runs, especially in unheated garages, lock out on the first hard frost. Internal routing, or an upsized and insulated external pipe, ends that cycle.

The same cold nights expose marginal components: an expansion vessel that has lost its charge, a pump on worn bearings, a diverter valve that sticks on hot water. These show up at a service long before they leave you without heating.
