What a boiler repair visit involves

A repair visit is a diagnosis followed by a decision. We check the appliance and the system it sits on, gas supply and working pressure, electrical supply and controls, system pressure and flow, flue and condensate, and the components the symptoms point at, and identify what has actually failed rather than replacing the most likely part and hoping.

The cost is fixed and known before we set off: £80 + VAT, which includes the first hour on site. A large share of faults are found and fixed inside that hour. Where more time or parts are needed, you are given the price and the options and you decide whether we carry on. There is no meter running quietly in the background.

That matters because boiler repair is where homeowners most often get stung. Vague hourly rates, parts fitted speculatively, and repeat visits for the same symptom are the norm in the trade. Why a small boiler fault rarely stays small

Boilers protect themselves by shutting down, which is why a fault often looks intermittent for weeks before it becomes permanent. During that period the underlying cause carries on doing damage. A failing fan makes the burner cycle badly. A blocked condensate trap fills with acidic water. A leaking system drops pressure, gets topped up, and pulls oxygenated water into steel radiators, producing the sludge that later blocks heat exchangers and kills pumps.

The escalation is expensive in a predictable way: a cheap sensor becomes a mid-priced valve, then a heat exchanger, then a boiler that is not economic to repair at all. Meanwhile the household pays for repeat call-outs from whoever is available, each replacing a plausible component.

There is a safety dimension too. Faults involving combustion, flue integrity or gas soundness are not cosmetic. Where a gas appliance is genuinely unsafe it has to be shut off, and finding that out in a cold snap, when every engineer in the county is already booked, is the worst possible timing.

If you can ever smell gas, do not wait for a repair appointment: turn the gas off at the meter, open windows, avoid switches and flames, and call the National Gas Emergency Service on 0800 111 999 first. Once the escape has been made safe, call us and we will pick up the repair.

Common mistakes we are called out to

  • Resetting the boiler repeatedly instead of having the intermittent fault diagnosed.
  • Topping up pressure weekly and never finding the leak that is causing it.
  • Letting someone without Gas Safe registration work on the gas side, illegal, and it voids warranties and insurance.

Common boiler faults and how they are put right

Most breakdowns fall into a handful of categories. Recognising the symptom helps you describe it accurately when you call.

Ignition, flame loss and lockouts

A boiler that tries to fire and then locks out is usually a gas supply issue, a failed ignition electrode, a dirty or failing flame sensor, a fan or air pressure switch fault, or a blocked condensate route. Each has a distinct signature in the readings, which is why diagnosis beats parts-swapping.

Condensate blockages spike in cold weather when an uninsulated external pipe freezes. That is a same-day fix, and we insulate or reroute the pipe so it does not repeat every winter.

Heating but no hot water, and the reverse

On a combi, heating without hot water almost always points at the diverter valve or its actuator; hot water without heating often points at controls, a pump or a system blockage. On a system or regular boiler the same symptoms usually implicate the motorised valve, cylinder thermostat or wiring centre.

Weak or fluctuating hot water flow on a combi is frequently scale on the plate heat exchanger, or a partially blocked inlet filter, rather than the boiler failing.

Pressure loss, leaks and expansion vessels

Pressure that drops steadily means water is leaving the system: a radiator valve, a towel rail, a compression joint, a pinhole under a floor, or the boiler's own internals. Pressure that swings wildly between hot and cold usually means the expansion vessel has lost its charge, which is a chargeable but straightforward fix.

We trace the loss rather than simply refilling. Every unnecessary top-up shortens the life of radiators and pumps by introducing fresh oxygen into the system water.

Noise, cold radiators and when it is not the boiler

Kettling, banging and rumbling are usually system contamination or scale, not a broken appliance. Radiators cold at the bottom mean sludge; cold at the top means air; a whole floor cold usually means a balancing or pump issue.

In those cases a repair alone is a temporary answer. Power flushing, correct inhibitor dosing, a magnetic filter and proper balancing are what stop the same call-out happening next winter, and they protect any new boiler you fit afterwards.

Why does my boiler keep losing pressure?

Either water is escaping, a valve, joint, radiator or hidden pipe, or the expansion vessel has lost its charge. Both are findable. Repeated topping up is not a fix and it accelerates corrosion inside the system.

Can you repair a boiler in a rented property?

Yes. We work with landlords and letting agents, and can issue a CP12 gas safety certificate from £85 + VAT with a service at the same time.
