What goes wrong in Nottingham homes, and why

Building age and system history drive most of the faults we attend. These are the patterns that repeat across the city.

Victorian and Edwardian terraces

Sherwood, Forest Fields, Hyson Green, Radford and much of West Bridgford are dominated by solid-wall terraces with tall rooms and large window openings. Heat loss is higher than the room size suggests, and radiators fitted decades ago to a rule of thumb are often too small for the space, so the boiler runs constantly and the room still feels cool.

Pipework in these houses has usually been altered several times: gravity systems converted to pumped, microbore spliced into 22mm, and radiators added to a circuit that was never balanced afterwards. We measure heat loss room by room before specifying radiators or a boiler output, because guessing here is what produces a system that never quite performs.

1930s semis and 1960s–70s estates

Wollaton, Bilborough, Aspley, Carlton and Gedling carry a lot of inter-war and post-war housing where the original heating has been replaced once or twice. The common finding is a modern boiler bolted onto ageing pipework and old radiators full of magnetite sludge, cold at the bottom, hot at the top, with a pump working far harder than it should.

Fitting a new boiler onto a dirty system is one of the quickest ways to lose a manufacturer warranty. Where the system water tells us it is needed, we power flush and dose with inhibitor, and recommend a magnetic filter so the debris that circulates in future is captured instead of collecting in a new heat exchanger.

Flats, conversions and student houses

Nottingham's city-centre flats and converted houses bring their own constraints: no external wall where you want the flue, a combi in a cupboard with barely any clearance, condensate runs that were never lagged, and shared risers that limit what can be changed. Access and flue routing get checked at survey stage, not on installation day.

In shared and student houses the pattern is heavy use and light maintenance. Radiator valves seize, pressure is topped up repeatedly without anyone asking why it keeps dropping, and a slow leak quietly rusts the boiler internals. Finding the cause of the pressure loss is cheaper than replacing what it damages.

Winter loading and hard-water scale

Nottingham's coldest snaps are exactly when a marginal boiler gives up: a heat exchanger that copes in October fails at minus two, and a frozen external condensate pipe locks a boiler out overnight. Lagging condensate and running it internally where possible prevents a call-out you did not need.
