A landlord gas safety record, commonly called a CP12, is the document confirming that every gas appliance and flue in a rented property has been checked by a Gas Safe registered engineer within the last 12 months. It records the appliances present, the checks carried out, whether each one passed, and any defects found. Landlords must have the check done annually and give the record to tenants.
The check itself covers appliance operation and safety devices, gas tightness of the installation, correct gas rate and working pressure, flue performance and discharge, and adequate ventilation for each appliance. It is a safety inspection of the gas installation as a whole, not just a look at the boiler.
